A 17-unit renovation maximizing rent through smart upgrades

REBLD walked the building pre-close to help shape the budget, scope, and layout strategy. The team delivered a phased renovation with in-unit laundry, mechanical upgrades, and smarter layouts—without full gutting—resulting in faster lease-up and stronger rents.

The Project

Consulting with the client and walking the entire building prior to closing, REBLD was able to help inform the clients’ model as-related to unit layouts and construction budget allowing the client to appropriately budget for the purchase and renovation.  This strategy helps create realistic expectations and usually results in a much more efficient project.  REBLD also largely assisted in the design and layout of the units in this multifamily 1960s value-add to help create a finished product that would earn ownership more rent with modern bathrooms and kitchens and added in-unit laundry.  The construction team was also able to stage the work in a way that allowed tenants to move in to the building prior to completion helping ownership recover costs as quickly as possible.
